Phil Grainger is a second-generation Realtor and co-founder of the Grainger Ruttan Team, serving Wasaga Beach, Collingwood, The Blue Mountains, Midland, Clearview, and Tiny Township.

Before real estate, Phil built and ran a digital marketing firm, leading campaigns for clients across both the for-profit and non-profit sectors. That career gave him two advantages he now brings to every transaction: a working command of data analysis and a marketer's instinct for positioning a property in front of the right audience. Listing a home is the easy part. The harder questions — who the likely buyer is, where to find them, and what the market supports on price — are where Phil's background earns its keep.

His approach rests on a simple principle: the best real estate decisions start with clear, honest information — not a sales pitch. Every client gets current market data, neighbourhood-level pricing trends, and transparent analysis laid out plainly. When he's not reviewing sold data or building a listing strategy, Phil is either spending time with his daughter, studying for his private pilot's licence, playing hockey, or at the rink coaching with the Wasaga Beach Minor Hockey Association.
